KAFD asset management operations have expanded with the adoption of IBM Maximo Application Suite to organize facility handovers across the financial district. King Abdullah Financial District announced the initiative at the LEAP 2026 conference in Riyadh, focusing on improving maintenance visibility and operational tracking throughout its urban facilities.

The district management built a proprietary Transition Management Application directly within the IBM Maximo environment. This application addresses operational transfers by coordinating the handover of buildings, physical sites, and mechanical assets from construction contractors to permanent maintenance teams.

Proprietary Transition Application Registered with SAIP

The Saudi Authority for Intellectual Property (SAIP) officially registered the custom transition solution under KAFD DMC. The software provides centralized oversight for district properties, serving over 140 corporate tenants, 25 regional corporate headquarters, and more than 20,000 resident professionals.

Furthermore, district administrators use the platform to coordinate multi-use facilities across retail, commercial, and residential sectors. The software structure provides standardized workflows that convert structural technical data into operational maintenance records.

Role of KAFD asset management in Smart City Operations

Complex urban centers require structured data exchange between project builders and long-term facility managers. Consequently, this deployment supports KAFD asset management by connecting construction teams with daily operations through a single management portal.

The integration links complex construction registries directly with enterprise apps and management tools. This technical connection enables facility managers to track lifecycle requirements across the 1.6 million square meter urban zone without data loss.

In addition, the implementation supports the wider economy of the financial hub by decreasing operational downtime during building commissioning stages. The district functions with 95 buildings designed by 25 international architectural firms, requiring precise technical coordination.

Long-Term Infrastructure and Vision 2030 Alignment

Wholly owned by the Public Investment Fund, KAFD DMC operates the world’s largest LEED Platinum-certified business district. District administrators continue to integrate smart devices and connected sensors to ensure that KAFD asset management maintains high operational standards across all 95 buildings.

The transition tool will continue to support district expansion across its total 9 million square meter land bank. The project directly advances Saudi Vision 2030 digital transformation targets by replacing manual handover practices with verified intellectual property.
