Dubai-based real estate firm Sweid & Sweid has launched a new 390,000 square foot battery manufacturing facility in Virginia, USA.

This build-to-suit project will serve as the global headquarters for Microporous LLC. Consequently, the development represents a major expansion for the firm into the specialized industrial sector.

New Battery Manufacturing Facility in Virginia

The facility is designed specifically for Microporous, a company with a 90-year history of producing battery separators. These components are essential for both lead-acid and lithium-ion batteries.

Furthermore, the project supports the domestic battery supply chain in the United States. This sector continues to attract significant investment as organizations seek to localize production.

“This project represents another step forward in the continued expansion of our U.S. platform. We believe the U.S. market is ripe for investment, and build-to-suit manufacturing facilities offer a compelling opportunity for deploying capital into a growing sector.”

Project Timeline and Construction Partner

Construction on the Virginia battery manufacturing facility is scheduled to begin this month.

Alston Construction Company, a US-based design-build contractor, will manage the construction process. Meanwhile, the parties expect to complete the entire project by 2027. This timeline aligns with the growing demand for localized industrial infrastructure.

Strategic Expansion of Sweid & Sweid

This development follows several recent real estate milestones for the Dubai firm. Specifically, the company recently delivered RP10, an 825,000 square foot logistics facility in Southeast Atlanta.

In addition, they completed The Nelson, a multifamily residential development located in Austin, Texas. These projects demonstrate the firm’s active investment strategy across multiple US states.

Global Footprint and Corporate Portfolio

In the Middle East, the developer is preparing to complete Sweid One in Dubai. This commercial asset is located in the Jumeirah Lakes Towers district.

Notably, the firm has delivered over 7.5 million square feet of real estate globally since its establishment in 2006. Their portfolio includes projects for multinational corporations such as Oracle, SAP, and SABIC.

Ultimately, the new US project highlights how developers are adapting to changing industrial needs. By delivering this customized battery manufacturing facility, the firm aims to provide long-term operational efficiency for its tenant. As a result, the transaction reinforces the company’s position in the global real estate market.
