The Space 14 Estate has launched a new warehousing and commercial development in Dubai Investments Park 2 to meet the growing demand for industrial facilities.
Construction on the project began in July 2026, with completion and handover scheduled for September 2027. This project aims to support the expanding logistics and light-industrial sectors in Dubai.
The expansion of these sectors is driven by population growth and the rise of e-commerce. Consequently, businesses are increasingly seeking flexible spaces that can accommodate their growth over time. The site is located 12 kilometres from Sheikh Mohammed Bin Zayed Road and Emirates Road, 18 kilometres from Jebel Ali Port, and 30 kilometres from Al Maktoum International Airport.

The commercial development comprises two buildings containing 14 individual warehouse units. A 9-metre-wide internal access road connects these units, which offer between 320 and 370 square metres of ground-floor space. Additionally, the internal partition walls are designed for easy removal, allowing businesses to combine adjacent units as they expand.
Each unit features a 10-metre clear internal height, which allows for the installation of mezzanine levels. These levels can provide extra space for offices, showrooms, or storage without increasing the building’s footprint. The units are handed over in shell condition, enabling businesses to customize the space for logistics, manufacturing, or laboratories.
Climate-Adapted Design and Infrastructure
This commercial development features high-quality thermal insulation to help manage energy and operating costs in the UAE climate. Each unit includes roof skylights, a private restroom, a 4-metre-high sectional door, and a 150 mm reinforced concrete floor slab. Moreover, the floors are slightly raised above ground level to reduce the risk of water ingress during heavy rainfall.
Safety and utility features include an automatic fire protection and sprinkler system alongside a dedicated electrical transformer station. The entire site operates within a fully fenced, secured perimeter with 24-hour security. Additionally, each unit has five dedicated parking spaces, with room for two extra vehicles to load directly at the entrance.
Pre-Leasing and Future Handover
